Strategic Planning
Once onboarded our team develops a strategic facilities preventative maintenance plan for the property. A resource that documents every detail regarding maintenance of the facility from the foundation to the roofing system.
Working with the management team and the Board Directors, we layer in and track priority projects, upcoming scopes of work as outlined by the reserve study, and capital investments into the property.

Scope Development
Working collaboratively with the board of directors, we will identify priority projects within the community and develop the appropriate scope of work that aligns with the financial constraints and long term needs of the community.
If necessary, we will act as the owner’s representative and liaise with engineers, consultants, and architects to develop plan sets for permitting and coordination with the local Building and Safety division.
Once the plans are finalized and the scope is confirmed with the board, we will coordinate a competitive bid set with licensed and insured contractors.
Construction Management
While under construction within common area spaces, our team will coordinate directly with the vendor to ensure work is tracked against the timeline and budget, and key construction milestones are documented properly. Ensuring all work is completed to the industry standard and the job site remains clean and safe for the vendors and community members.
Working closely with your management team, we will send weekly notices to the community to be aware of necessary impacts or restrictions to common areas. Keeping every member of the community up to date on the status of every project.
Weekly Board Updates are sent for the board to review project progress, action items and finish selection, timeline, and budget tracking to ensure projects finish within budget and on schedule.
Maintenance & Beautification
Our facilities audit details an in-depth knowledge of the community specs and initial construction. Ensuring all projects support and enhance the long-term vision for the property.
Working with community vendors, our team develops a preventative maintenance plan for the Board of Directors. Planning and budgeting for routine maintenance items, life and safety inspections, manufacturer recommendations for warranty renewals, and beautification schedules.
Ensuring the community’s routine work helps prevent emergency repairs, warranties are in effective, and the community remains a safe and beautiful place to live.
