Strategic Planning
Our focus and mission is to establish collaborative partnerships with the communities we serve. During the onboarding process, our team works in tandem with the community to develop a strategic facilities preventative maintenance plan for your property. This will be the structure that outlines the plan for facility maintenance — from the foundation, all the way to the roofing system.
As part of our strategic plan, we work closely with the management team and the Board Directors— identifying and tracking priority projects, which may include upcoming scopes of work as outlined by the reserve study as well as essential capital investments into the property.
Creating a strategic plan to pivot your community from addressing critical and costly deferred maintenance issues to proactively managing a detailed preventative maintenance schedule is key to the success of our partnership.
Scope Development
We work collaboratively with the community’s board of directors, identifying priority projects and developing the appropriate scope of work that aligns with the financial health and long term needs of the community.
If necessary, we will act as the owner’s representative and liaise with engineers, consultants, and architects to develop plan sets for permitting and coordination with the local Building and Safety division.
Once the plans are finalized and the scope is confirmed with the board, we will coordinate a competitive bid set with licensed and insured contractors that is tailored to the community’s needs.
Construction Management
During the construction phase of any common area space, our team will coordinate directly with vendors to ensure work is tracked against the timeline and budget. We also meticulously document key construction milestones to maintain transparency. Our process helps assure our clients that all work is completed to the industry standards and the job site remains clean and safe for the vendors and community members.
We will work directly with your management team to send weekly notices of any necessary impacts or restrictions to common areas. Every member of the community will have the ability to stay up to date on the status of every project. For additional transparency and communication, weekly board updates are sent to summarize any updates or changes to proposed timelines, request feedback on pending items such as finish selection, as well as budget tracking highlights to ensure projects remain within the proposed budget.
Maintenance & Beautification
Our team conducts a thorough audit of the community so that we are able to have an in-depth understanding of the space’s overall layout and infrastructure. This will ensure that we are able to meet the needs of the community as well as developing a project that aligns and enhances our client’s long-term vision.
We work closely with community vendors to develop a preventative maintenance plan for the Board of Directors. This includes outlining a sustainable plan and budget for routine maintenance items, life and safety inspections, manufacturer recommendations for warranty renewals, and beautification schedules. Establishing a routine maintenance schedule helps prevent emergency repairs, ensures warranties remain in effect, and promotes a safe and beautiful community space for its members.
