Preventative Maintenance Audit
In joint partnership with the board of directors and management, our team conducts onsite audits of the community to document the current conditions of the property grounds and infrastructure. We will then make any recommendations to the current scheduled and budgeted maintenance based on our assessment.
Our intent is to facilitate the development of a proactive, long-term plan to help prevent costly emergency repairs. We act as a financial steward of the community’s reserve funds and ensure that these funds are allocated appropriately for planned work, modernization, and improvements.
Warranty Schedule
Effective collaboration is key to a successful partnership. Together with the management team, contractors, and vendors, our team develops a long-term warranty and maintenance schedule to ensure compliance with manufacturer recommendations. This includes meticulous tracking and documentation of scheduled maintenance to ensure the community’s investment in products and services pays long-term dividends.
Understanding the requirements and limitations of warranties falls within our realm of expertise. We apply this expertise to our communities’ planned and emergency work to identify if projects are either covered by warranty or can be completed in a way to ensure warranties are not voided.
SB 326 Balcony Inspection Compliance
California's SB 326 requires condominium associations with three or more units to complete inspections of all exterior elevated elements — including balconies, decks, stairs, and walkways more than six feet above ground level. Non-compliance can result in daily penalties, insurance coverage issues, and complications with home sales and mortgage approvals.

Our initial onsite inspection and facilities audit is prepared at no cost to the community. These can be used by boards and management companies for a detailed map of actionable repairs and maintenance for the community.
