Preventative Maintenance Audit
Working with the board of directors and management, our team conducts onsite audits of the community to document the observed as-built conditions and make recommendations for regularly scheduled and budgeted maintenance of the building’s infrastructure components.
Ensuring that the community can plan long-term and be proactive against costly emergency repairs. A financial steward of the community’s reserve funds for planned work, modernization, and long-term improvements.
Warranty Schedule
Working with the management team, contractors, and vendors, our team develops a long-term warranty and maintenance schedule to ensure compliance with manufacturer recommendations, tracking, documentation, and checklists to ensure the community’s investment in products and services pays long-term dividends.
Ensuring the communities’ planned and emergency work is either covered by warranty or is completed in a way to ensure warranties are not voided.
Beautification Schedule
Working with the community’s preferred vendors, we will develop a forward-thinking beautification schedule for the facility. Taking into account maintenance, landscaping, and routine repairs to ensure the community continues to be a beautiful place to call home.
A plan developed with management and the board that highlights routine and occasional services to improve the appearance of all common area spaces.
Finding positive and solution-oriented ways to work with vendors for accountability and documentation.
Schedule Onsite Inspection
Our initial onsite inspection and facilities audit is prepared at no cost to the community. These can be used by boards and management companies for a detailed map of actionable repairs and maintenance for the community.
